Our single family home listing located at 466 Clipper Street,  in Noe Valley, was showcased in the SF Examiner’s, Sunday Edition of the Real Estate section, as  San Francisco’s Top Real Estate Pick.

Even though 466 Clipper Street is under contract, here is what Larry Rosen, at the Examiner, had to say.

More than a house

In San Francisco, there are homes that completely take your breath away, either because they are so over-the-top spectacular or so down in-the-gutter run-down. These are the homes that appear on the blogs (and often in newspapers), so newsworthy are they.

They represent the fringes of the local housing market. For the rest of us, there is a vast middle ground of homes, sturdy, practical, warm and unique, that speak to our brains and our hearts. We make a personal connection to these homes, spurred on to buy them by an understanding that places value on intangibles as well as on impressive details.

One such home is for sale right now at 466 Clipper. A two-bedroom plus family room peaked-roof Victorian, it is listedat $1.299 million by Mike Murphy and Sue Schultes of Paragon Real Estate.

With its beautifully-remodeled kitchen, its expanded floorplan and its multiple decks, it has plenty to brag about. And yet it is the overall warmth of the home, the easy familiarity one feels upon entering, that makes it greater than the sum of all its parts.

It is easy to picture yourself living at 466 Clipper, two blocks from Noe Valley’s 24th Street shopping corridor. The hilly block notches as Walk Score of 92 while affording a bay and city view from the upstairs master bedroom deck. The home manages to juggle original and updated with aplomb, assuming correctly that everyone loves wainscoting and wood-burning fireplaces just as much as they love stainless steel appliances and granite countertops. A past rearward expansion creates a spacious, sunny and open kitchen and casual dining area, which opens to a large outdoor deck. A cozy family room, complete with built-in cabinets, lies just off this room at the rear of the house.

Front entry is through an inviting glassed-in porch, which leads to an elegant living room and separate formal dining room. The living room is highlighted by a wood-burning fireplace.

Upstairs are two large bedrooms, including the master with its view deck and two walk-in closets. Overall, the house has 1,700 square feet (per appraisal), plus a two-car garage and a small garden level home office.

Taken as a dry list of details, 466 Clipper more than holds its own. But there is more here; things that don’t show up on property fliers, intangibles like a welcoming atmosphere and sunny aura, that are present in this house, adding to its value and taking it from the realm of “construction” to the personal world of “home.”
